Owner building is an independent and highly admirable thing to do. Unfortunately for many owner builders the job could be done better. Many owner builders over estimate their abilities and under estimate time and most importantly all the costs that are involved. When you tender your project out to multiple builders you have to have a full BOQ to ensure each builder is quoting on the exact same work. REstimating will create your complete BOQ which you can then use to approach builders to have them cost the work to be completed. What's more having an independent company such as our selves complete the BOQ will ensure builders include everything that is required in the build and don't cut corners, or make changes that would happen to suite their building methodology. When you decide on a builder your BOQ will also form part of your contract.

A bill of quantities complete with a cost estimate is one of the most important documents you should have, just as important as your plans and building schedule. It is something you will look at every day on site and discuss in depth with many of your sub contractors and suppliers. In fact you will find that having a bill of quantities will make working with trades people much faster and as a result cheaper. One of the most important reasons why you need a Bill of Quantities sand estimate is to ensure your project runs smoothly. For owner builders a successful build means your Bill of Quantities and Estimate work together and as a result your orders are correct and you don't fall into the trap of ordering the wrong amounts of materials causing your project to come to a grinding and expensive halt.


What is a cost estimate

A Bill of Quantities becomes an estimate when you apply rates and costs to a Bill of Quantities. An estimate will give you an idea of how much each part of the build will cost you. This will help you plan your cash flow and ensure no nasty surprises come your way. Or worse run out of funds before your project is completed.


What is a bill of quantities

A bill of quantities is a list of all the building materials you will need to build your home. The first step is to create a take off of your home. A take off is when every element of your home is measured from your plans to obtain figures that can be used to apply costs to later. Your Bill of quantities is will list the item and the take quantity that was measured during the take off.
